Most expensive recorded house sales of the year
A $22.6 million home with sweeping views of Sydney Harbour was the highest-priced house sale recorded on realestate.com.au for 2019.
The five-bedroom, five-bathroom house in Tivoli Avenue, Rose Bay secured the top recorded sale for the year back in June, with an exceptional waterside position prompting the record price.
The 10 most expensive house sales of the year, centred around Sydney’s inner east, represent “iconic locations and incredible homes,” says realestate.com.au’s Chief Economist, Nerida Conisbee.
“This area has some of the most expensive property in Australia, so it’s not surprising they’re on the list. However, the Rose Bay property price is still an exception,” Conisbee says.
Here’s where buyers splashed their cash this year.
1. 22a Tivoli Avenue, Rose Bay
An 1800sqm block size created potential for buyers to build their dream home in an exceptional location, one street back from the harbourfront and with views of the bay to the Opera House and Harbour Bridge.
2. 11 Marine Parade, Byron Bay
Set right on Wategos Beach, this six-bedroom house was the second-most expensive house sale for the year on realestate.com.au, fetching $18,850,000 in March.
Conisbee says this exceptional price-tag reflects the upward trajectory of both demand and prices in Byron Bay.
“Byron is dramatically changing. We can see it through search on-site; not just Australians but overseas as well,” she says.
“There is very high rental demand, it’s one of the strongest performers. It’s a beautiful town with iconic beaches, and it doesn’t see much housing development so makes a difference in terms of supply.”
She says the ‘Hemsworth effect‘ on Byron Bay – increased attention in the area, prompted by Chris Hemsworth’s mega mansion – is an additional force to what’s already happening in the market.
3. 30 Pacific Street, Watsons Bay
Another stunning waterfront property in Sydney, this five-bedroom luxury home sold for $16.8 million in June 2019.
Set on 1003sqm in Watsons Bay, it features boat mooring, a waterfront pool and uninterrupted harbour views from all three levels of the house.
4. 10 The Crescent, Vaucluse
An expansive, Mediterranean-style contemporary home, with direct access to the sand of Parsley Bay, this Vaucluse property sold for $15.1 million in April.
The home’s designer finishes and indoor-outdoor flow, across three levels, set a high standard for luxury living.
5. 10 Churchill Road, Rose Bay
On an 822sqm elevated block with views of Sydney Harbour, this elegant, six-bedroom home in Rose Bay sold for $13.4 million in March 2019.

6. 11 Wolseley Road, Point Piper
Selling for $12.9 million in March, this architect-designed Point Piper home had both location and lifestyle in its favour.
Its elevated position, overlooking the bay and harbour landmarks, made it a hot-ticket prospect.
7. 8 Black Street, Brighton
The only non-NSW entry in the top 10, this five-bedroom Federation home in Middle Brighton was snapped up for $11.8 million in April.
Set on 2072sqm, the property known as ‘Elwin’ is one of the few remaining estates in the area and is within walking distance to the beach.
8. 26-28 Cranbrook Road, Bellevue Hill
This grand six-bedroom home in Sydney’s elite Bellevue Hill sold for $11.8 million in February.
Sprawled across 974sqm of prime land, just a few streets back from the harbour, the residence is luxuriously appointed and surrounded by lush established gardens.
9. 23 Yanko Avenue, Bronte
A private estate-like home in Bronte, this 1930-built home is on a rare, level 964sqm parcel of land and has sweeping ocean views.
It sold for $11.5 million in January 2019.
10. 2 Bay View Street, Lavender Bay
Spectacular postcard views of the Sydney Harbour Bridge and Opera House would be enough to get this Lavender Bay property into the top tiers, but the architecturally designed, newly built home pushed it into the top 10.
With four bedrooms, four bathrooms and a wealth of luxury features, 2 Bay View Street sold for $11 million in March.
